In Dixieland Crossing, we have a program underway with a local bank that allows you to choose one of the available lots, select your desired house plan and color package, add whatever upgrades you desire, and have our building partners construct the house for you. You can choose to either sell the house upon completion, rent it out (typical houses in that area are renting for around $1300 per month as of this writing), or live in it yourself.
The fantastic thing about this option is the financing that we have set up with our partner bank. There are virtually zero out of pocket expenses. We already have most of phase 1 sold and phase 2 is booking up fast. We have about 11 lots left in phase 2, but we have phase 3 planned and in the works.
Willowbrook Farms is a higher end area, houses range from $235,000 to $290,000 on average. We also have favorable financing in this area. It is located off of Hwy 12 Airport Blvd Drive on Shell Road, which is on the curve as you turn down towards the Wal Mart distribution center. Our subdivision is the first one on the right as you get onto Shell Road. Most lots are sold already and many of the homes are already sold or are spoken for. However, I have 3 beautiful and flat lots left in that area, so if you have any interest in this please contact me soon.
We have another third subdivision in the planning and we are awaiting final sewer approval before starting it. I am currently speaking with some investors who would be interested in becoming a silent investor in this project, on a percentage in, percentage out basis. We expect significant returns, based on our previous subdivisions. Our expected turn around time for this project is one to three years. Initial investors assume more risk and therefore would see a greater percentage of return. We are still deciding on a name for this subdivision but all the preplanning, water, layout engineering, and other details are already approved or settled.
Please note : We have all the house plans at our office, as well as a gallery of the materials that any prospective clients can peruse. We have a multitude of flooring options, cabinets, exterior materials such as stone, brick, etc. We have the plat maps of the subdivisions as well as the plat of each individual lot. We try to make the process as easy and headache-free as possible.
